Tampa For Sale By Owner                    FSBO Information 

We've all heard the stories about fortunate "for sale by owner" (FSBO) sellers. It's always about a neighbor who put a "for sale" sign in their front yard one day and sold it for full price before they went to bed that night, and that's great! However, this is not always the case for many "for sale by owner" sellers.

For sale by owner might sound like an attractive path, but it does have its downsides. There are some things to think about before you decide to keep that realtor commission fee for yourself. If you're thinking of selling your home yourself or even worse a FSBO listing or even worse an unrepresented listing (you pay a nominal fee to get listed in the MLS and pay the buyers Realtor. However, leave yourself to negotiate and deal with your buyer's, the professional that you paid for, Realtor), consider some of the reasons why such an overwhelming percentage of homeowners and buyers use Realtors such as; contracts, disclosures, inspections, escrow, unqualified buyers, negotiating the best deal, accountability, convenience, safety, opportunity cost, knowing what to do when a problem arises and so much more.

•  Many FSBO sellers try to save some money by skimping on advertising. You need to make buyers aware of your home. Poor ad planning and marketing strategies gives the seller a smaller buyer turnout. Our Realtors employ proven marketing plans along with the has the Multiple Listing Service (MLS) . 

•  A Realtor is objective. This is especially true when it comes to any flaws in your home to which you've grown accustom. Over the years, you've gotten use to that drawer that sticks or that loose door handle. You don't even notice them anymore. Your Realtor can look at the home as a buyer would. They can help you identify these problems quickly and easily. Take care of the little things now. Buyers will notice them. 

•  FSBO sellers have to constantly adjust their schedules to accommodate potential buyers. It can be extremely frustrating if you had to leave work early to show your home, and then the buyer cancels the appointment. A Realtor will screen serious buyers from casual lookers before showing them your home. You can save a lot of valuable time by letting your Realtor show your home to prospective buyers.

•  FSBO homes don't always attract a lot of buyers. There are certain issues that buyers aren't always comfortable with. Some worry about legal issues associated with a home purchase as well as sellers not fully disclosing everything about the property. Many buyers also have reservations about not having a Realtor involved in the process. A knowledgeable, experienced Realtor can put potential buyers more at ease in the home.

Often, FSBO sellers aren't as lucky as that neighbor. Ultimately, many FSBO sellers end up listing with an agent because they haven't received the kind of buyer response they were expecting.
